What actually happens, and when

Foundation

Excavation, footings poured, foundation walls set and inspected before framing starts.

Week 1-2

Framing

Walls, floor systems, and roof trusses go up. This is when the house first looks like a house.

Week 3-5

Exterior Envelope

Roofing, siding or brick, windows and exterior doors installed. Weather-tight before interior work starts.

Week 6-8

Rough-In

Electrical, plumbing, and HVAC run before drywall goes up. Last chance to change anything behind the walls.

Week 9-11

Interior Finish

Drywall, paint, flooring, cabinetry, trim. The slowest stage and the one that determines how it feels to live in.

Week 12-16

Final Walkthrough

Punch list, inspections, keys handed over. You walk it with the same super who ran the job.
